The following General Terms and Conditions and Terms of Use, as well as any subsequent amendments made thereto, apply to all services made available online by Cerrano srl us, operating under the Homiday brand — hereinafter referred to as “Homiday” — directly or indirectly, through any mobile device, by e-mail or by telephone.
By accessing, visiting, using the website homiday.it — hereinafter referred to as the “Website” — and/or using any of the applications available through any platform, you declare that you have read, understood and accepted the terms and conditions set out below, including the Privacy Policy and the Cookie Policy.
The General Terms and Conditions and Terms of Use constitute a binding agreement between Homiday and the guest who uses the Website, books and purchases the services offered. The guest is also subject to the specific conditions applicable to the individual services — including details on the destination, departure date and duration of the holiday, price and applicable taxes — which are specified in Homiday’s catalogue. Such specific conditions form an integral and essential part of the contract between Homiday and the guest. Use of the Website, bookings and purchase of services are subject to the guest’s acceptance of these General Terms and Conditions and Terms of Use.
The guest is therefore required to read in full the General Terms and Conditions and Terms of Use, as well as any specific conditions applicable to the individual services, made available on the Website before making a booking. By purchasing a service offered by Homiday, you automatically accept Homiday’s General Terms and Conditions and Terms of Use described herein.
The General Terms and Conditions and Terms of Use may be amended at any time, without prior notice, it being understood that such amendments shall not apply to orders submitted by the guest before the amendment.
1) Stay in a property
The property rental service allows any guest accessing the Website to view and purchase stays in one of the properties managed by Homiday.
The rental takes place between the guest and the owner or lessee of the property. In certain specific cases, the lessee of the property may be Cerrano srl us. Upon arrival at the property, depending on the legal provisions applicable in that location and to that type of property, it may be necessary to sign a rental agreement between the guest and Homiday.
By confirming a booking for a stay, the guest accepts the contractual conditions of the rental service, which they declare they have read in full before purchasing the service, and of which they will receive a summary copy following the booking.

Payment timing and booking cancellation policies
Payment timing and cancellation methods depend both on the accommodation selected and on the type of rate purchased at the time of booking.
Standard Rate
Booking a stay with the Standard Rate requires the guest to pay 30% of the total cost of the stay at the time of booking.
The Standard Rate provides for a free cancellation window, which varies depending on the accommodation. The free cancellation period is shown at the time of booking on the Website and in the booking confirmation e-mail received after payment.
In the event of requests received by Homiday on the last valid day to obtain a refund, only those received by the free cancellation deadline shall be considered valid.
In the event of cancellation after the time limits defined above or in the event of a “no show” by the guest, Homiday shall retain the full amount of the stay.
Promotional Rates
Booking a stay with a Promotional Rate by the guest is subject to specific payment methods and cancellation policies, different from those described with reference to the Standard Rate.
Non-refundable rates cannot be modified and, at the time of booking, advance payment of the entire stay is required. In the event of cancellation or modification, the full amount of the stay will be charged.
Any request to modify the booking is subject to approval and availability by Homiday, the accommodation manager, and must be submitted by e-mail to [email protected] or by telephone request to the Company’s Booking Office.
In the event of a request to change the dates of the stay, the number of guests or the accommodation, supplements may apply, which will be requested based on availability and will depend on the period of the stay.
Cancellation Requests
Cancellation requests must always be communicated in writing by e-mail to [email protected], and are subject to the cancellation policy relating to the Rate selected by the guest at the time of booking confirmation.
Modification Requests
Any modification must be requested by sending an e-mail to: [email protected]
Changes to bookings will be possible depending on availability, the maximum capacity of the property concerned, the prices in force and the following conditions:
Increase in the number of days or people: the change is possible, provided that the apartment is available for the requested dates and/or has sufficient capacity. The change is confirmed only following payment of the difference between the original amount paid and the new amount to be paid.
Reduction in the number of days or people: possible without charges for requests received within the free cancellation period relating to the booked accommodation. If the reduction is possible and results in a lower overall rate, Homiday will recalculate the total amount of the stay, accordingly reducing the balance still due or refunding the difference.
Refunds
For all cancellations up to 7 days under the refundable rate, it is possible to request a refund.
For bookings confirmed through payment of a 30% advance by credit card — Stripe circuit — bank transfer or other payment systems, Homiday will issue a voucher of equal value, valid for 12 months and transferable to third parties upon prior communication.
For those who do not use the voucher within 12 months following its issuance, Homiday will refund the amount by bank transfer.
You may request a refund by sending an e-mail to [email protected], indicating the booking number shown in the confirmation e-mail.
For all cancellations of bookings with the BeSafe Rate, refunds are managed entirely by the relevant insurance company; therefore, the assessment of requests and the payment of any refunds are carried out by the insurance company.

The refund of part or all of the amount of a booking may be made only to the payment method used by the guest at the time of booking. The technical processing times for the refund depend on the payment instrument used at the time of booking, and any delays cannot be attributed to Homiday.
Arrival and departure
Check-in takes place according to the methods and times established in the booking confirmation, which are normally between 3:30 p.m. and 7:30 p.m. The guest must confirm the arrival time at least 48 hours before check-in.
Check-out takes place according to the methods and times established in the booking confirmation. As a rule, check-out takes place by 10:00 a.m.
The Homiday representative — or the owner — will return the security deposit following an inspection of the apartment, provided that the following requirements are met:
No damage is found in the property.
No fines are found due to illegal activities carried out by the guest during the stay.
Waste has been diligently separated and handled according to local laws in the appropriate containers or bins.
The house is left in acceptable clean condition.
Check-in and check-out outside scheduled hours
It will be possible to submit a request for check-in or check-out outside scheduled hours. For arrivals after 8:00 p.m., an additional fee ranging from €20 to €40 will be required. The guest is invited to contact Homiday before arrival to reconfirm the times.
Children and infants
The indication of the number of guests and their age group may affect the amount of any tourist tax required by the Municipality in which the house is located.
3) Experiences and services
The Website allows any guest accessing the online platform to view and purchase services and activities belonging to different categories.
Before proceeding with the purchase, it is possible to view the page of the individual activity or service in all its details: a summary of what is included in the price, a description of the experience or service, its duration and validity conditions. All of this is included in the individual experience page and may not be changed after purchase.
Once the service and/or experience has been purchased through the Website, a confirmation e-mail will be sent with the booking details.
The guest will therefore be required to follow the instructions provided and, where necessary, to contact the provider of the service or experience directly in order to agree on the place and time.
Payment methods
Homiday’s offer may be booked on the Website by credit card. All credit cards belonging to the main international circuits are accepted.
Payment timing and booking cancellation policies
The purchase of the offer of services and experiences provided by Homiday through the Website is possible by paying the full amount at the time of booking.
Our rates provide for a 100% refund for cancellations requested within a certain number of days before the experience or service takes place, which varies according to the type of experience or service. This number of days is indicated on the specific page of the experience available online.
In the event of requests received by Homiday on the last valid day to obtain a refund, in the case of a cancellation policy longer than 24 hours, only those received by 00:00 — local time — shall be considered valid.
For experiences and services that instead have a 24-hour cancellation policy, the reference time is calculated on the basis of the actual 24 hours preceding the start of the activity.
In the event of cancellation after the time limits defined above or in the event of a “no show” by the guest, Homiday shall retain the full amount paid.

Refund
Homiday will refund the booking amount paid online in the following circumstances, provided that the guest has fulfilled the obligations described in the General Terms and Conditions:
Cancellation by the provider: only if neither Homiday nor the provider of the service or experience has been able to offer an alternative acceptable to the guest or, in the event of adverse weather, if rescheduling of the activity is refused by the guest due to force majeure.
If the service or experience used is significantly different from what was described on the Website at the time of booking, and only if the guest has notified Homiday no later than 24 hours after the service or experience was provided.
The refund of part or all of a booking may be made only to the payment method used at the time of booking. The technical processing times for the refund depend on the payment instrument used by the guest at the time of booking, and any delays cannot be attributed to Homiday.

Homiday’s accommodation, services and experiences offers, and the travel packages advertised, are normally valid for as long as they are present on the Website, until the available places are sold out, unless otherwise indicated in the offer itself, and may vary in real time.
The photos included in the descriptions are purely illustrative and have no binding value.
Price transparency
All our prices are indicated in Euro and include VAT.
The descriptions of the services contained in our electronic catalogues specify, for each type of accommodation, service and/or experience, the services included in the price and any specific conditions applied to such products.
Miscellaneous
To the extent permitted by law, these General Terms and Conditions and Terms of Use, as well as the provision of our services, shall be governed by and interpreted in accordance with Italian law, and any dispute arising from these terms, the general conditions and our services shall be submitted exclusively to the courts having jurisdiction in Teramo, Italy.
Should any of the clauses of these General Terms and Conditions and Terms of Use be invalid, lose validity, be or become non-binding, the guest shall continue to comply with all other clauses established herein.
In such case, we shall replace the aforementioned clause with a valid and binding clause having an effect as similar as possible to the clause replaced, and which the guest undertakes to accept in compliance with the contents and purposes of these General Terms and Conditions and Terms of Use.
